The South Lake Architectural Control Committee (ACC) is a required HOA committee, established by the Master Declaration of Covenants Conditions and Restrictions (CC&Rs) (available for download from the Documents page). The ACC does the following for the community, on behalf of the Board of Directors:
The process (described below) for requesting architectural changes is managed by both the ACC and our property manager, OMNI Management Services (OMNI). OMNI ensures all documentation regarding the request (including communication/emails with the homeowner) is processed quickly and is saved with the records of the home/address. It is important to note, per the CC&Rs, all modifications to the exterior of your property must be submitted to the ACC for approval BEFORE any work begins. If work is started without prior approval, the homeowner risks being cited for a CC&R violation and may be required to alter or remove the modifications.
The ACC and the Board of Directors welcome improvements to properties within South Lake as this is seen as progress for the community. However, it is important the established covenants are recognized by all homeowners as an obligation to all residents of the community. You will find the South Lake ACC will work easily and swiftly with each homeowner to develop solutions which will serve the individual as well as the community.

ARCHITECTURAL CHANGE REQUEST PROCESS
STEP 1: IMPROVEMENT IDEA - IS A REQUEST REQUIRED?
Homeowners who seek to modify or make an improvement to the exterior of their home or lot should consult the Guidelines for the Approval of Architectural Changes from the Documents page. The guidelines define what modifications do not require a request (are exempt/pre-approved) and the conditions or requirements for the proposed modification. If a homeowner still questions whether a request is required after reviewing the guidelines, please contact the ACC Chair using the Contact Us form on the Home page.
STEP 2: HOMEOWNER COMPLETES REQUEST FORM AND SUBMITS
For modifications which require a submitted request, the homeowner should complete the Architectural Change Form from the Documents page and compile any necessary supplemental materials. The form and supplementary materials should be submitted to OMNI (contact information is located on the form). Note: requests to the ACC for rental properties MUST be submitted by the homeowner, not a tenant.
STEP 3: OMNI COMPLETENESS REVIEW
OMNI reviews submitted requests for completeness and accuracy. If the request is incomplete or requires more information, OMNI will contact the homeowner in the same way the request was submitted (respond via email to a request submitted via email). This will be done BEFORE the request is forwarded to the ACC and incomplete requests will not be forwarded to the ACC.
STEP 4: REQUEST FORWARDED TO ACC
Once the CSR believes the request is complete and accurate, he/she will forward the request to the ACC for review.
STEP 5: ACC REVIEW
The ACC members will review and discuss the request with respect to the CC&Rs, architectural guidelines and similar prior submitted requests. Per the CC&Rs, the ACC has thirty (30) days to respond (approve, deny or request more information) to the request once received. If a homeowner has questions about the date their request was submitted to the ACC, please contact OMNI.
STEP 6: ACC RESPONSE COMPLETED AND SENT TO OMNI
The ACC Chair will complete a response form with the input and comments from the other ACC members. The response form will include any conditions required for an approval (if applicable) and will clearly specify which portions of a project are approved and which portions are denied (if applicable). The ACC Chair will email the completed response form to the OMNI CSR and the ACC members.
Note: a building permit or easement encroachment issued by the city is not a guarantee the ACC will approve of an improvement. The ACC has final approval on any change, regardless of any city approval.
STEP 7: OMNI RESPONSE LETTER CREATED AND SENT TO HOMEOWNER
OMNI creates a letter on behalf of the HOA which includes the information provided by the ACC on the response form. The response form is included with the letter as an attachment/enclosure. The letter and response form are sent to the homeowner in the same way the request was submitted (respond via email to a request submitted via email).
STEP 8: REQUEST DOCUMENTATION ARCHIVED
All documentation regarding the request is archived with OMNI's records of the home/address.
